As we will be travelling together for 7 months from January 2025, we would like to give our beautiful flat in the east of Stuttgart into good hands in the meantime. We are renting the flat fully furnished and all inclusive (heating, electricity, rubbish charges, use of washing machine and internet). Furnishings The light-flooded and spacious living room is furnished with a sofa, armchair, desk, large dining table and shelving. The adjoining bedroom with access to the balcony is furnished with a large double bed (1.80 x 2m), large wardrobe and two chests of drawers. The bright study has a height-adjustable desk, plenty of storage space on several shelves, a wardrobe and further balcony access. The large balcony offers a view of the stadium and the burial chapel and is furnished with a large balcony table with four chairs and a seating area made of pallet furniture. The kitchen has an electric hob, oven, microwave and dishwasher as well as a fridge with a large freezer compartment. Additional storage space is provided by a number of spacious kitchen cupboards and drawers. The modern bathroom has a shower and WC. A cellar compartment offers additional storage space. There is also a washing machine in the cellar. Location Due to the hillside location above the residential area, the neighbourhood is very quiet and the Buchwald forest is in the immediate vicinity. Several shopping facilities, restaurants, bakeries and public transport are within walking distance. The flat is well connected to public transport: 10 minutes‘ walk to the U4 underground station Gaisburg, 12 minutes’ walk to buses 40 and 42. Other details Pets are not allowed and this is a non-smoking flat. The minimum rental period is 4 months, we are happy to rent for the full 7 months. The rent (including utilities, electricity, rubbish charges, use of washing machine and internet) is € 1700 per month. The deposit is 2 months' rent. Wir vermieten die Wohnung voll möbliert und all inklusive (Heizung, Strom, Müllgebühren, Waschmaschinen- und Internetnutzung). Ausstattung Das lichtdurchflutete und großzügige Wohnzimmer ist eingerichtet mit Sofa, Sessel, Schreibtisch, großem Esstisch und Regal. Das angrenzende Schlafzimmer mit Zugang zum Balkon ist mit einem großen Doppelbett (1,80 x 2m), großem Kleiderschrank und zwei Kommoden ausgestattet. Das helle Arbeitszimmer verfügt über einen höhenverstellbaren Schreibtisch, viel Stauraum in mehreren Regalen sowie einem Schrank und einem weiteren Balkonzugang. Der große Balkon bietet einen Blick auf das Stadion sowie die Grabkapelle und ist mit einem großen Balkontisch mit vier Stühlen und einer Sitzecke aus Palettenmöbeln ausgestattet. Die Küche verfügt über E-Herd, Backofen, Mikrowelle und Spülmaschine sowie einen Kühlschrank mit großem Gefrierfach. Zusätzlichen Stauraum bieten einige geräumige Küchenschränke und Schubladen. Das moderne Bad verfügt über eine Dusche und WC. Ein Kellerabteil bietet zusätzlichen Stauraum. Im Keller befindet sich ebenfalls eine Waschmaschine. Lage Durch die Hanglage oberhalb des Wohngebiets ist die Umgebung sehr ruhig, der Buchwald befindet sich in unmittelbarer Nähe. Mehrere Einkaufsmöglichkeiten, Restaurants, Bäcker sowie öffentliche Verkehrsmittel befinden sich in fußläufiger Nähe. Die Wohnung ist gut an den öffentlichen Nahverkehr angebunden: 10 Gehminuten zur U4 - Haltestelle Gaisburg, 12 Gehminuten zum Bus 40 und 42. Sonstiges Haustiere sind nicht erlaubt und es handelt sich um eine Nichtraucherwohnung. Die Mindestmietdauer beträgt 4 Monate, gerne vermieten wir die vollen 7 Monate.
