Price went down from 2,5 mio! Price now is almost 1 million euro lower!A designer newly built villa with complete privacy in Groznjan area, located in front of a green area. Grožnjan is a small Istrian town of great cultural significance, not only in Croatia but internationally. Every year, at the beginning of May, the small streets and squares of Grožnjan transform into a true artistic haven. The town hosts summer music academies for young talents, along with art, dance, and drama workshops led by renowned experts and instructors. Here, you’ll encounter many famous names from the world of music, art, and drama. Grožnjan is also well-known for its dedication to environmental preservation and its efforts to protect the typical and traditional Istrian heritage. Not far from the beautiful town of Grožnjan lies the picturesque village of Šterna, situated on a hilly plateau near the Istrian desert Piski. Although similar landscapes are common in central and northern Istria, this area features a unique concentration of such terrain over a large area. Historically, Šterna was known as "Grožnjan's cistern" due to its abundant water source. As you approach the village, the first thing that catches your eye is the parish church of St. Michael the Archangel and its bell tower, built in 1791. The unplastered houses, partly made of characteristic grey sandstone and white limestone, are excellent examples of traditional Istrian rural architecture. We proudly present this exceptional designer villa with a pool, surrounded by beautiful forests, green fields, and stunning views. Located in one of the most sought-after and beautiful areas of Istria, the modern villa sits between Oprtalj and Grožnjan and draws the attention of anyone nearby with its beauty. You can experience the villa's full comfort across 300 m² of living space and 222 m² of covered terraces, spread across two floors: the ground floor and the upper floor. The ground floor features an open-concept "open space" layout. Here, you can relax in a bright and modern living room, illuminated by natural light from large sliding glass doors. You can prepare your favorite dishes in the luxurious kitchen, equipped with cutting-edge technology from world-renowned brands. A special feature of this space is the decorative fireplace, which changes colors, adding to the ambiance, especially at night. The large glass doors ensure plenty of natural light, making your stay more pleasant and the space feel more expansive. These doors also create an excellent flow between the ground floor and the outdoor area of the villa. Additionally, the ground floor includes a guest toilet, a large laundry room with access from both inside and outside the house, and a boiler room with an external entrance. A staircase leads to the upper floor, where you'll find three spacious, modern bedrooms, each with its own en-suite bathroom. Every bedroom opens onto a large covered terrace, perfect for enjoying a morning coffee. The story of this designer villa is completed by a landscaped yard of 2,170 m², offering the potential for additional construction, such as a garage or guest house. The centerpiece of the yard is a unique 61 m² swimming pool with a sunbathing area and a beautiful waterfall. Adjacent is an outdoor kitchen with a dining area, located in a covered part of the yard. It’s important to note that the covered terraces (with the outdoor kitchen and dining area) span 222 m², while the uncovered terraces (pool deck) cover 160 m². Parking is available for four cars.
